While you can pay for advertisements to better promote your short-rental to increase the number of reservations, there may be a more effective technique to attract guests’ attention— like redesigning your listing. It’s increasingly crucial to pay attention to the minor details that impact the mood and satisfaction of your short-term rental guests. Remember that first impressions and a welcoming atmosphere are everything.

When are your guests most uncomfortable, and the second question is, what is the most underrated design element or often overlooked aspect of our designs for short-term rentals? These things are both related.

All right, I’ll just give it to a stop in around the bush here-- Let’s talk about lighting.

Is your light at your properties enough? Lighting is super-duper important, and it’s easy to incorporate and improve your property. It also changes the way we feel when we stay in short-term rentals. It changes our mood. We all know how it feels to be in a doctor’s office and has that super bright white light just beaming down versus sitting in a cozy chair next to a lamp with some lovely warm tones reflecting off the walls—a different experience.

In terms of functionality, lighting is critical. Lighting also has an aesthetic component. Some light fixtures are plain and neutral, while others are decorative and colorful. When it comes to luring guests to your short-term rental/ Airbnb, choosing the proper lighting is crucial. Lighting in your house has the power to make or break a room’s vibe.

It’s impossible to overestimate the impact of good lighting on a property’s appearance and value. Continue reading to learn how to use light to enhance and improve the aesthetic of your short-term property.

Let’s start by talking about the most important spaces where you should be spending the most time on your lighting or thinking about your guests. When are they most uncomfortable?

  • They’re most uncomfortable when they’re first showing up to our property. Still, they’re even more uncomfortable if they’re showing up at night in the dark. Guests are not precisely sure which unit they are going to.

  • Maybe this is the first time they have been traveling for a long time too. So they’re tired, eager to enter and settle in for the evening. It is most uncomfortable if the guest will not be able to see the key or keycode to the front door.

It’s not a cliché— The first impression lasts.

First and foremost, remember where it all begins – the exterior – when discussing how to build the ideal guest experience. After all, many visitors arrive after dark, which needs the use of outdoor lights. Your guests will be tired from their travels, so driveway and pathway lighting will help them navigate to your front door. It will ensure your front steps, entry, and door are illuminated so your guests can enter safely and securely.  So I would say that the number one most important place for lighting is our properties, especially if you’re in an area that’s near other properties.

Coming into a house and being greeted by ornamental, contemporary, or modern lighting is a very different experience. Well-chosen lighting may brighten an entire room, as well as your guests’ moods.

To make your bedroom a comfortable place to rest your head at night, rise and shine each morning, and go about your day, get the lighting design just right.

In the larger scheme of things, dimmers are pretty significant. Dimmers are versatile as well as allowing you to add another depth to the room’s environment. A dimmer can suit a variety of lighting needs, from dim lighting to full brightness. The dimmer lends itself to general lighting at maximum brightness, while lower settings allow for mood setting. Dimmers are simple to install (as long as the bulb type allows it); therefore, any lighting fixture can be used for several purposes.

Today, everyone is looking to save money by purchasing low-cost LED lights and other items. While that's great, make sure your Airbnb doesn't feel like a hospital.

Go with 2,700 to 3,000 kelvin, also known as “warm white,” for a warm, inviting light. As you go higher in the color-temperature range, “more blue is introduced, and this ultimately gives that dreaded hospital facility look. Hence, there are lots of options for updating or lighting. The lights turn on when it’s dark and go off automatically when the sun comes back out —the great invention. They’re effortless to add if you already have an existing light fixture. You can replace one, and they’re not expensive. 

You want to make sure that the power for that light is always on because if you have a guest that turns it off—well, then it’s not going to come on even when it turns to dusk.  If you can put over light switches, you can just leave a little note that says, please leave us on all the time. 

Philips hue bulbs

Philips Hue makes smart LED light bulbs, lighting fixtures, and smart accessories that can be customized to meet any home’s design, occasion, and mood. The Philips Hue app allows you to control your smart lights fast and easily. 

I can say that I’ve personally used the Philips hue bulbs, and I love them. They have a great range of color and brightness— the spectrum of color.

They’re not super cheap, but you have to remember they are LED bulbs, so they’re going to last a long time, and they make a massive impact.

Some of the cool accessories that come with Philips Hue bulbs are wireless dimmers, so if you don’t want to install a new dimmer, you can simply change a light bulb. Dimmers are essential because they provide you with more lighting control and allow your guest to create their own mood in each space. It can also help in reducing energy consumption.

They also sell like sensors. Sky’s the limit—you can set all this up.  But the thing I like about it is that you can turn them on remotely to set schedules for exterior lights to come on in all types of things.
